Many sources of information and the media will tend to lump all three of these categories into one huge pile and comment about the market trends and statistics as if there were no difference between them. Likewise, consumers, investors, and buyers really have no effective way of separating these out when they are viewing listings on most websites. They may all look very similar, yet the price can vary 70% or more for similar looking properties! Consumers who are not aware of the differences may think they are seeing a good deal if they only focus on price - however, they may not be aware that either the price or the terms/conditions are unrealistic or unobtainable! And the statistics - Supply/Demand Ratios, Pendings, Solds, and Listed Price vs Sold Price comparisons are all skewed because everything is all lumped together.
BUYERS NEED TO BE AWARE that many of the properties listed for sale are LITERALLY UN-OBTAINABLE for a variety of reasons. They can vary from inexperienced listing agents, sellers who are simply unable to handle the foreclosure situation, overwhelmed listing agents, and banks/lenders who are simply overwhelmed with the task of negotiating and mitigating their losses with the huge number of foreclosures being processed these days.
Meanwhile, many buyers and their agents end up wasting their time and effort looking at unobtainable properties. Buyers, especially first time home buyers, get all excited about the price on a property, submit a purchase agreement and too often, then wait, and wait, and wait - in frustration for an approval that never comes.
